Masonry Specs: How to Extract Wall Ties, Materials, and Standards Quickly

Masonry work looks straightforward from the outside, brick, block, mortar, and some steel. But the Division 04 spec for a commercial masonry scope is anything but simple. Material standards, mortar mix requirements, wall tie specifications, flashing and weep requirements, and quality control testing all combine to create a spec section that's dense with cost-relevant requirements. What Division 04 Covers

Division 04, Masonry, covers all masonry construction on a commercial project. The primary spec sections for most commercial masonry scopes include:

04 05 13, Masonry Mortaring: Mortar type, mix proportions, admixture restrictions, and mixing requirements. Mortar type (Type S, Type N, Type M) affects both structural performance and cost.

04 05 19, Masonry Anchorage and Reinforcing: Wall ties, anchors, joint reinforcement, and vertical and horizontal reinforcing steel requirements. This section governs the steel content of the masonry system, a significant cost variable.

04 20 00, Unit Masonry: The primary masonry spec section covering concrete masonry units (CMU), brick, and combination masonry systems. Material specifications, coursing requirements, joint treatment, and installation requirements all live here.

Priority Extraction Items for Masonry Estimators

CMU specifications by type and location. Concrete masonry units are specified by compressive strength, weight classification (normal weight, medium weight, lightweight), and finish type (standard, split-face, ground-face, burnished). The spec typically requires different CMU types in different locations, normal weight structural CMU at load-bearing walls, lightweight CMU at non-load-bearing partitions, split-face or architectural CMU at exposed exterior walls. Each type has a different unit cost, and the quantities by type need to match the spec requirements.

Mortar type requirements by application. Type S mortar is the most commonly specified for exterior and structural masonry. Type N is used for non-structural interior applications. Type M is specified for below-grade and high-compressive-strength applications. Some specs require specific cement-to-sand ratios or restrict the use of masonry cement in favor of portland cement-lime combinations for better durability. Pre-mixed mortar products may or may not be approved, check the spec.

Wall tie and joint reinforcement requirements. This is where masonry specs get specific and where estimators lose money by not reading carefully. Wall tie type (adjustable two-piece, wire, corrugated), material (hot-dip galvanized, stainless steel), spacing (horizontal and vertical), and embedment requirements are all specified. Cavity wall specs require specific tie designs that accommodate the cavity width and provide the required structural connection between wythes. Stainless steel ties cost significantly more than galvanized, if the spec requires stainless in a specific exposure condition, that cost needs to be in the bid.

Joint reinforcement, horizontal ladder or truss-type wire reinforcement placed in bed joints, is typically specified at specific vertical spacing (every course, every other course, every 16 inches) and may be required in all walls or only in specific locations. The quantity of joint reinforcement is a significant material cost that's easy to underestimate if the spec isn't read carefully.

Flashing and weep system requirements. At cavity walls, shelf angles, and other interruptions of the masonry cavity, the spec requires through-wall flashing and weep openings to drain any water that enters the cavity. Flashing material (sheet metal, rubberized asphalt, composite), lapping and sealing requirements, and weep opening type and spacing are all specified. These requirements have both material cost and labor cost implications, properly installed flashing in a cavity wall takes time and requires specific installation procedures.

Grout requirements for reinforced masonry. Where masonry walls contain vertical reinforcing steel, particularly CMU walls in seismic zones or high-wind regions, the cells containing reinforcing bars must be filled with grout. Grout mix requirements (coarse grout vs. fine grout), placement requirements (consolidation, cleanouts), and testing requirements (grout cylinder testing) are all in the spec and affect cost and schedule.

Special inspection requirements. Structural masonry almost always requires special inspection (periodic or continuous depending on the structural importance of the masonry system. The special inspection program defines who performs the inspections, what they observe, and what documentation is required. Special inspection costs need to be in the bid or included in the owner's testing allowance) and the spec will tell you which applies.


Material Standards Masonry Estimators Need to Know

ASTM C90: Standard for loadbearing concrete masonry units. Specifies compressive strength, dimensional tolerances, and absorption requirements for CMU.

ASTM C216: Standard for facing brick. Specifies grades and types for weather exposure and application.

ASTM C270: Standard for mortar for unit masonry. Defines mortar types by proportion specification and property specification, and the spec may require one method or the other for mix design compliance.

ASTM C476: Standard for grout for masonry. Defines fine and coarse grout proportions and minimum compressive strength requirements.

ASTM A951: Standard for masonry joint reinforcement. Defines material, wire size, and galvanizing requirements for joint reinforcement.

ASTM A153: Standard for hot-dip galvanizing on iron and steel hardware. Defines the minimum zinc coating weight required for galvanized wall ties, important when the spec references both ASTM A153 and stainless steel alternatives.
